Proposed hotel in Lower Garden District to begin construction

A new hotel will start to take shape in the Lower Garden District by the end of the summer.

Permitting documents filed with the city show that the properties at 1407 and 1409 Prytania St. will be renovated into a 15-room hotel called the Creole Gardens Inn Annex. Karen Bacharach owns the adjacent Creole Gardens Inn at 1415 Prytania St. The properties are bounded by Prytania, Thalia St., St. Charles Ave. and Melpomene Ave.

David Glasgow is the architect for the project and said the conversion will offer roughly 9,000 square feet of space, and the two structures will be connected via porches between them. He added that financing for the project will come from a combination of private investment and historic tax credits.

The Orleans Parish Assessor’s Office shows that an entity known as Constant Managers LLC purchased the properties in 2001. Glasgow said Bacharach is in the process of buying out her partners to gain full control of the LLC.

Glasgow said he expects to start the renovations within the next three months with an estimated one year for completion. A general contractor has yet to be selected, according to Glasgow.

The project will go in front of the Historic District Landmarks Commission for final approval on July 7.
